Multiple Offers!

Multiple Offers Happening in Oakmont!

I'm happy to report a renewed frency in our local Oakmont market! 

Yesterday,  my seller of the property at 6392 Stone Bridge Rd received several offers for the highly desirable Juniper floor plan! This home has very rare vaulted ceilings and a private yard that backs to Annadel State Park.  What a super location! The home has been shown frequently over the past few days after going back on the market after a cancelled escrow...only to be "hit" by a flurry on offers!!!

The home is now in contract, again with solid buyers who love the home! I am happy that the market is alive and well! The Oakmont market is going to be fast and furious with so many "baby-boomers" making the move to the 55+ community of Oakmont.

The Market is a changin'..!!

Sonoma County home buyers signed sales contracts for low-priced short sales and more expensive houses last month at a level reminiscent of the days before the housing bubble deflated five years ago.
Buyers signed contracts to purchase 583 single-family homes in February, up 62 percent from a year ago, according to The Press Democrat’s monthly housing report compiled by Pacific Union International Vice President Rick Laws.
That was the most contracts signed for any month in at least three years. It likely was the best February since 2005, Laws said.
Not all the contracts will result in completed sales. Even so, real estate brokers are taking comfort that more deals are being signed in the price segment between $400,000 and $900,000, where sales have been sluggish since at least 2009.
To date this year, buyers have signed contracts for 277 houses in that price range, up 56 percent over the same period a year ago.
“This activity level has permeated nearly every price range,” Laws said. It’s a contrast from recent years when “people were just not coming to the party.”
In February, the county reported 352 completed sales, up nearly 15 percent from a year earlier.
The median home price fell 3 percent from a year earlier to $314,950. It was also down 3 percent from January.
County home values peaked in 2005 with an annual median price of $595,000. Prices began their slide in 2007 and hit a new low last year of $325,000, a level last seen in 2000.
Last month buyers signed contracts for a record 216 short sales, an increase of 177 percent from a year earlier. For the past six months, the number of short sale contracts has nearly doubled compared to a year earlier.
A completed short sale means the home was sold for less than the amount owed on the mortgage. In the past six months, the county has reported 545 completed short sales, up 33 percent from a year earlier.
Half of all homes sold last month were foreclosures or short sales.
February ended with 1,031 homes for sale, the smallest number in almost seven years and roughly a three-month inventory at the current sales pace.
Many agents and brokers see the increasing number of signed contracts and the declining inventory as signs that the market is stabilizing.
But C.J. Holmes, owner of CJ Holmes Brokerage in Santa Rosa and a leader in the new local group Homeowners for Justice, said it will be difficult for prices to rise with so many foreclosures and short sale properties coming to market.
“I do see lots of strong head winds,” Holmes said.

Hiring a Professional

It's just good business….
We’ve all been faced with choosing between the “right or wrong” in a situation …to do “right” is to be aware of how our actions affect others  and hopefully we feel a some "guilt” when we do something that is seems wrong and goes against the “right thing to do”.
 An example, is when hiring a business professional; there are some “do”s and “dont's…say, you’ve lined up some bids on a remodeling job for your home and you get some quotes. One  bid you like, so you hire that contractor. Did you call all the other services to let them know you’ve chosen a contractor?  That would be the right thing to do…not many people give the courtesy call back. 
It is important to practice honesty and integrity with everyone you meet in your world.  You only have one chance to present to the world and your character will judged by these qualities and how a person feels after dealing with you.
Another example, is when choosing a Realtor. Few people realize they are professionals, just like the remodeling contractor. The Realtor comes to you because you asked for a service …it might be to show property, or to estimate your home’s value or to give other real estate information.  Doing the right thing is to be clear and honest about your intentions, right from the start of contact. Once you begin a conversation about real estate, you are creating a relationship with that professional. If you ask for advise or look at property with said real estate agent, “Agency “ begins. An unspoken relationship starts to build.
It is important to be clear of your intentions right from the start. Are you working with another Realtor? Have you asked another realtor to send you information on properties? Are you looking to buy a home? Are you “just looking” for some advise on selling your home or will you be buying in the future?  What do you want from this professional? Make it clear.  Too many people assume that Realtors offer ‘free” advise  and until a contract is signed, there really is no obligation.  In ways, this is true…a Realtor is paid on the successful close of a property. So, every beginning relationship is a lead to potential payment. That’s the nature of the sales business.
 So, what’s the right thing to do? If you’ve asked a Realtor for advise or spent some time looking at property with them, remember the “right thing to do”.
 Respect the professional’s time, be clear with your intentions. If by circumstances, you end up working another agent, offer some compensation to that first agent for their time spent . Did you write an offer on one property and then decide to use another agent to write an offer on another property? Think about how your actions will affect those around you. Think before you do these things…and “do the right thing.”
